SMS Alerts (Twilio)
EasyAgentIDX can send SMS listing alerts to visitors alongside email when new listings match a saved search. This requires your own Twilio account. Available on all plans.
Note
Twilio is a third-party service. You create and manage your own Twilio account directly at twilio.com. EasyAgentIDX stores your credentials securely and uses them to send outbound messages on your behalf. What you need
- A Twilio account at twilio.com
- A Twilio phone number with SMS capability
- Your Account SID, Auth Token, and phone number from the Twilio Console
Step 1 — Add your credentials
- In EasyAgentIDX, go to Settings then Integrations.
- Scroll to the SMS Alerts (Twilio) section.
- Enter your Account SID, Auth Token, and From Number.
- Click Save.
Your Account SID and Auth Token are on the main page of your Twilio Console dashboard. Your From Number is the phone number you purchased in Twilio, entered in E.164 format such as +15551234567.
Step 2 — Configure the opt-out webhook
When a visitor replies STOP to an SMS alert, Twilio needs to notify EasyAgentIDX so their saved searches are deactivated in your dashboard. Without this step, Twilio still blocks outbound messages at the carrier level, but your dashboard will not reflect the opt-out.
- In the Twilio Console, go to Phone Numbers then Manage then Active Numbers.
- Click the phone number you added to EasyAgentIDX.
- Scroll to the Messaging section.
- Under A message comes in, paste this URL:
https://app.easyagentidx.com/api/webhooks/twilio/sms- Set the method to HTTP POST.
- Click Save configuration.
Tip
The webhook URL is also shown directly in your EasyAgentIDX integrations settings next to the From Number field. You can copy it from there. How it works
Once configured, visitors who provide a phone number when registering or saving a search can receive SMS alerts. Each alert includes a reminder to reply STOP to opt out. When they do, EasyAgentIDX deactivates their saved searches and stops sending alerts.
SMS alerts are sent alongside email, not instead of it. If a visitor does not provide a phone number, they receive email alerts only.
Opt-out keywords
The following reply words trigger an immediate opt-out from all saved search alerts for that visitor.
| Keyword | Effect |
|---|---|
STOP | Deactivates all saved searches for the visitor |
STOPALL | Deactivates all saved searches for the visitor |
UNSUBSCRIBE | Deactivates all saved searches for the visitor |
CANCEL | Deactivates all saved searches for the visitor |
END | Deactivates all saved searches for the visitor |
QUIT | Deactivates all saved searches for the visitor |
Warning
Twilio also honors opt-out keywords automatically at the carrier level. This means Twilio will stop delivering messages to a visitor who replies STOP even before your webhook fires. The EasyAgentIDX webhook keeps your dashboard in sync so the visitor does not appear active when they are not.Troubleshooting
SMS alerts are not sending
Confirm your Account SID, Auth Token, and From Number are saved correctly in EasyAgentIDX. Check the Twilio Console error logs under Monitor then Logs then Errors for any delivery failures.
Opt-outs are not reflected in the dashboard
Confirm the webhook URL is saved on your Twilio phone number and that the method is set to HTTP POST. You can test inbound webhooks from the Twilio Console under your phone number settings.
